New “Community Reports” comparision module added to our Blog! Look down to the left!

Allison and I have added a new feature to the Real Estate Hour Blog: “Community Reports”. The real cool thing about this new “widget” is it allows the comparisons of differing zip codes. How is this helpful? Obviously when you are considering a move knowing what community amenties and/or trends for the new neighborhood would be vital for you. With this report you can enter in your current zip code and then the zip code of your NEW NEIGHBORHOOD. The two will be compared side-by-side! The reports are:

  • Shopping areas
  • Public Services
  • Population
  • School Information
  • Household make-up
  • Income
  • Employment
  • Net Worth
  • Cost of living
  • Climate

 We will continue our playing of our Holiday Theme music, “I’ll be HOME for Christmas” as we once again exhort you to NOT spend money on temporary items such as Xmas presents but a more long lasting, fullfilling item such as home owneship! HomePath Loans explained! Little used-but MUCH overlooked Loan Program! Must be a Fannie Mae Loan!

Here’s a link to our HOMEPATHinformation. The HomePath loan has many, many great features. Trying to buy a condo but found out the Home Owner’s Association Certification, needed for most loans, does NOT pass your lender’s requirements? Then ask if the current loan, if the property is a bank owned foreclosed upon property or “REO”, has a Fannie Mae loan. If so, the property will qualify for the “HOMEPATH” loan–HOA Certificate NOT needed, 3% down! This also applies to any foreclosed upon home which has a “Fannie Mae” loan! Very cool. TWAS THE NIGHT OF THANKSGIVING,
BUT I JUST COULDN’T SLEEP.
I TRIED COUNTING BACKWARDS,
I TRIED COUNTING SHEEP.
THE LEFTOVERS BECKONED –
THE DARK MEAT AND WHITE,
BUT I FOUGHT THE TEMPTATION
WITH ALL OF MY MIGHT.
TOSSING AND TURNING WITH ANTICIPATION,
THE THOUGHT OF A SNACK BECAME INFATUATION.
SO, I RACED TO THE KITCHEN, FLUNG OPEN THE DOOR,
AND GAZED AT THE FRIDGE, FULL OF GOODIES GALORE.
GOBBLED UP TURKEY AND BUTTERED POTATOES,
PICKLES AND CARROTS, BEANS AND TOMATOES.
I FELT MYSELF SWELLING SO PLUMP AND SO ROUND,
‘TIL ALL OF A SUDDEN, I ROSE OFF THE GROUND.
I CRASHED THROUGH THE CEILING, FLOATING INTO THE SKY,

Timing of Tax Credit extension has me scratching my head! This will get us through the Winter!

Extension of $8,000 First Timer Tax Credit plus new $6,500

I find it very interesting the new time line for extension of the First Time Home Buyer $8,000 Tax Credit. The new “drop-dead” date will be April 30th. One congressman noted you have to make these “time sensitive” so they create a bit of urgency. I agree. The April 30th expiration date though coincides with the beginning of our “prime time” the spring home buying marketplace.
