“Of all components of the economy, housing is the one most out of whack. MGIC, the mortgage insurer, on July 1 released its new market-conditions guidance. It rates the 73 biggest metro areas “strong, stable, soft, or weak,” and a similar scale for trend. Of the 73 not one is strong, and only 27 are stable; all the rest soft or weak (24 weak). Of the stable 27, twelve are softening. Of all 73, three are rated “improving” — my backyard, Denver, from soft; Washington DC likewise; and Santa Anna CA from weak. Continue reading Hey! You can do the following to determine the value of your home here in Sonoma County, California:
1. Order and pay for a formal appraisal–cost $350-$500 depending upon your properties features (Square footage,acreage,conforming or non-conforming usage,etc.)
2.Call a Realtor/Agent who can perform a Broker Price Opinion using comparable sales from our local Multiple Listing Service (MLS). Also called a CMA (Competitive Market Analysis).
3. Place your house on the market and find out the REAL value of your home by what the market will “bear” through offers brought to you by Realtors/Agents and their buyers.
4. Go to our radio show blog: www.TheRealEstateHourBlog.comand sign up for our “MarketSnapshot” where you can receive data from the Sonoma County MLS showing the “competition” and the sold comparables.
Read on Zillow where a couple who are current homeowners where complaining how “Sideways” they are in their home. They have a loan of $242,000 with a valuation of $230,000 or about a negative of 5%!! We deal with clients here in the “Wine Country” where they’d DIE to be ONLY 5% underwater!! How about 40-60%!! My reply below! They stated, “They just want to be homeowners”! My first sentence says it all.

Had a listener send me a scathing email regarding one of Zillows “Zestimates” and how it was obliterating his equity! He stated that the “Zestimate” was a horrible “appraisal practice”. Well no APPRAISER is EVER going to use Zillow for an appraisal. Ain’t gonna happen in this life!
I further explained when I go on a listing appointment I just ASSUME the Seller has checked their value on Zillow. I make sure I ALSO check it on Zillow.
