Below find a nice note from one of the listeners of last weeks show featuring guest Host Allison Noman and HER guest; Jamelie Samonte . This is why we work with quality lenders. We will continue to bring you NOTHING BUT quality on our show from my great co-host, Allison Norman, Realtor extradionairre, to special guest lenders like Jamelie. We realize we cannot be all things to all listeners but we can mix it up and present you with differing points of view and strategies on how one should acess this bargain priced Real Estate Market. Thanks for the nice note and keep them coming. As I always say, “The listeners always WRITE!”
“I was extremely impressed with Jamie Lee, finally a lender who’s willing to discuss where I am mentally with purchasing a home and determining whether “now” is truly the time based on my complicated financial situation. Every now and then you hear or meet someone you sense is professional, knowledgeable and not motivated by money or simply”closing the deal”. Thank you for including her in your show, I hope she appears again!”
Here’s a Thanksgiving poem for all to share. Enjoy…
TWAS THE NIGHT OF THANKSGIVING,
BUT I JUST COULDN’T SLEEP.
I TRIED COUNTING BACKWARDS,
I TRIED COUNTING SHEEP.
THE LEFTOVERS BECKONED –
THE DARK MEAT AND WHITE,
BUT I FOUGHT THE TEMPTATION
WITH ALL OF MY MIGHT.
TOSSING AND TURNING WITH ANTICIPATION,
THE THOUGHT OF A SNACK BECAME INFATUATION.
SO, I RACED TO THE KITCHEN, FLUNG OPEN THE DOOR,
AND GAZED AT THE FRIDGE, FULL OF GOODIES GALORE.
GOBBLED UP TURKEY AND BUTTERED POTATOES,
PICKLES AND CARROTS, BEANS AND TOMATOES.
I FELT MYSELF SWELLING SO PLUMP AND SO ROUND,
‘TIL ALL OF A SUDDEN, I ROSE OFF THE GROUND.
I CRASHED THROUGH THE CEILING, FLOATING INTO THE SKY,
WITH A MOUTHFUL OF PUDDING AND A HANDFUL OF PIE.
BUT, I MANAGED TO YELL AS I SOARED PAST THE TREES….
HAPPY EATING TO ALL – PASS THE CRANBERRIES, PLEASE.
MAY YOUR STUFFING BE TASTY,
MAY YOUR TURKEY BE PLUMP.
MAY YOUR POTATOES ‘N GRAVY HAVE NARY A LUMP.
MAY YOUR YAMS BE DELICIOUS.
MAY YOUR PIES TAKE THE PRIZE,
MAY YOUR THANKSGIVING DINNER STAY OFF OF YOUR THIGHS!!
Mike’s “Heritage Turkey” raised by a local 4-H’s from Petaluma. The BEST flavor in a turkey money can buy! 28 pounds of “Slow Food” magic. And that I know it’s not just a big, fat seagull–they left all the vital parts for identification!! Yummmmy!
From the Mike Kelly and Allison Norman Team…..HAPPY THANKSGIVING TO ALL
My big thanks to my associate Allison Norman for her stellar job this morning filling in for the “ever vacationing” Mike Kelly! Geez, a guy takes two weekends off within one month after working a year straight and nothing but grief!! 😉 Just Joking! Allison did a great job and I just wanted to echo her warning to all 1st time homebuyers (those nothing owning a home for at least 3 years prior) as the Home Buyers Credit of $8,000 vanishes come NOVEMBER 30TH!! This means you have to CLOSE, not be in, BUT CLOSE your escrow to get this $8,000 “signing” bonus! We are going to start warning you every Sunday until it gets to a point where it won’t really matter! What Alli forget to state, is she is writing 8-15 offers PER buyer before they even get an offer accepted. Due to our inventory being down some 71% in the sub $400,000 price point, this means you had better start looking YESTERDAY!! Give her a call immediately to get pre-approved and ready to take advantage of that BIG tax credit–it goes away NOVEMBER 30th!! Don’t Delay!
Fall is here and Winter’s cold breath not too far away with the first day of Winter coinciding with Halloween! October 31st! Our Buyers are now asking us? Should we keep looking for Homes DURING winter and WHY?
Now I know some of you back East have homes obliterated by snow for many months of the year. I’m out here in the greatest state of sunny California! We play golf every day of the year! (No hate mail from Wisconsin golfers please!!) But we have fierce winter rains, wet months, muddy, mucky conditions when some houses just don’t SHOW their collective best! So WHY WOULD a homebuyer keep looking into the dead of winter? Here are MY reasons: Continue reading Pt II–Winter Buying! Don’t Stop Now! The deals are lurking in the “Dead” of Winter!
REMEMBER: Cell Phone Numbers Go Public this month.
REMINDER…… all cell phone numbers are being released to telemarketing companies and you will start to receive sales calls..
…. YOU WILL BE CHARGED FOR THESE CALLS
To prevent this, call the following number from your cell phone: 888-382-1222.
It is the National DO NOT CALL list. It will only take a minute of your time.. It blocks your number for five (5) years. You must call from the cell phone number you want to have blocked. You cannot call from a different phone number.
HELP OTHERS BY PASSING THIS ON .. It takes about 20 seconds.
Buyers—Fall and Winter Approaches—the Best Deals Can be found NOW!
School has begun, Labor Day has come and gone, College Football has already seen major upsets—yes! Fall is here with winter looming ahead—What a Great Time to Buy a Home! I know, you are SOOOOOOO frustrated! You have written many an offer, your 3.5% down just gets laughed at, you even tried to go WAY over your comfort zone but still got shot down! Why? Competition from other buyers. But those same buyers who wanted the really, clean, cute REO property have now either given up or demands of the new school year will keep them cooling their heels for the winter. Besides, they think, property values are NOT going anywhere right? WRONG! But before I tell you WHY Fall/Winter is a great time to keep looking a buy a Home let me explain the “Median Home Price” or MHP. Continue reading Median Home Price Explained! Statistics are like bikinis. What they reveal is suggestive, but what they conceal is vital. ~Aaron Levenstein

Is Social Media a passing fad? Scary Video–NOT! I remember way back in another “age” reading Alvin Toffler’s seminal work, “Future Shock”. He stated if man’s existence on this planet was broken down into years and man was 50 years old–48 of those years we spent in CAVES! The revolution that is social media is stunning in its magnitude and scope. Check out the video and GET CONNECTED!!
This week Mike is off wading in a river somewhere near Trinity, or floating on the lake…fishing pole in hand no doubt. A much deserved vacation!
So, while Mike’s away…Pete Phillippe and I will try to fill his shoes. We’ll keep it true to form…interesting, informative…and fun. Pete, a veteran of the show, and a long time Sonoma County lender is a wealth of information when it comes to financing. Besides rates, we’ll try to cover; What’s going on with the condo market, Advantages/Disadvantages of FHA financing…and which homes will go FHA (what to look for before writing an offer) I’ll be discussing the looming “end of the First Time Homeowner Tax Credit”; How it has helped to stimulate the economy, and what’s this we’re hearing about an extension? I”ll also dispel some myths about short sales, talk about buying foreclosed properties, and how, as a seller, knowing the upcoming foreclosures in your neighborhood can help…and where to get that information. It just wouldn’t be The Real Estate Hour if we didn’t discuss July sales and stats…and what all those numbers mean. I may even share some “tips from the trenches”, my experiences not only working with buyers through this buyer frenzy, but as a key player and contact person for Mike’s REO Accounts, my take on writing a strong REO offer, what the asset managers are looking for, and how to make your offer stand out. All this rolled into an hour…a full hour indeed. Hope you’ll join us. ~Allison
